Under and by virtue of the power of sale contained in a Security Deed from BRADFORD BROOKSHIRE to UNITED COMMUNITY BANK, dated July 7, 2006, recorded July 14, 2006, in Deed Book 5749, Page 189, Hall County, Georgia records, re-recorded September 25, 2006 in Deed Book 5822, Page 489, Hall County, Georgia records, as last modified by Modification of Security Deed dated August 13, 2007, recorded in Deed Book 6155, Page 92 Hall County, Georgia records, said Security Deed being given to secure a Note from BRADFORD BROOKSHIRE dated August 13, 2007, in the original principal amount of One hundred Seventy Nine Thousand Three Hundred Ninety Three and 31/100 ($179,393.31) Dollars, with interest from date at a rate per cent per annum on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Hall County, Georgia, within the legal hours of sale on the first Tuesday in June, 2008, the following described property:
All that tract or parcel of land, together with all improvements thereon situate, lying and being in Land Lot 154, 10th Land District of Hall County, Georgia, consisting of Lot 4, Phase 2, of Felix Freeman Subdivision, and being more particularly described according to a survey for Lawrence Wayne Lester and Decatur Federal Savings and Loan Association by Dwight Kilby & Associates, Registered surveyors, dated August 22, 1986, recorded in Plat Book 114, Page 264, Hall County, Georgia Plat records. Reference to said plat and the record thereof is hereby made for a more complete description of said property.
Said property is subject to all easements, covenants and restrictions of record, if any.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
